How to Choose the Right Vendors for Your Home. And Why It Matters More Than You Think - By Malika Junaid

When clients ask me for vendor recommendations, it's one of my favorite conversations to have. Because it means we're getting into the good stuff. The materials, the finishes, the details that will make this home uniquely theirs.
This is the part of the process where a home starts to feel real. Not just on paper, not just in renderings, but in actual materials you can touch and feel and walk across. And the people behind those materials matter just as much as the materials themselves.

Over the past thirty years, I've built relationships with vendors I trust completely. What I look for in a vendor is simple, but non-negotiable: reliability, genuine service, and the ability to take care of a client independently. That last quality is especially important. The best vendors don't need to be managed. They understand the intent behind a project, communicate clearly, anticipate what's needed, and take ownership of their role with the same level of care and professionalism as the rest of the team. When everyone works that way, the entire project runs more smoothly.

Sometimes clients come with their own vendors and suppliers, people they have worked with before or someone they trust have recommended. I genuinely enjoy those conversations as well, as it's always an opportunity to bring the right people together for a shared goal. What matters most though, that everyone involved is pulling in the same direction, committed to achieve the best outcome, making the client feels completely looked after at every step of the way.

Service is everything. A beautiful product loses its value if it arrives late, if no one is available to answer a question, or if it isn't quite what was promised. Those are the moments that cost a project time, energy, and unnecessary stress. The vendors I recommend are people I've seen navigate those moments with professionalism and care. Not just when everything is going smoothly, but when challenges arise. That's when you truly learn who you can rely on.

When it comes to windows and doors, don't think of them as just a detail. They are the bones of a home. They decide how light moves through, how the home connects to the outside, how secure and weather tight it stays over decades etc.

It's why I come back to Andersen and Fleetwood time and again. These brands are trusted and recommended window and door brand amongst builders, contractors and architects and in my experience that reputation is earned. What I value most about working with them is consistency. The product quality is exceptional, the range gives us real design flexibility across different project types, and their team understands how to work alongside architects and clients with genuine care. When I specify them on a project, I know exactly what I am getting into. That certainty, on a long and complex project, is worth everything.

Materials are where a home finds its character. The stone on a kitchen counter, the tile in a bathroom, the surface underfoot—these are the elements people interact with every day. They age with a home, becoming more beautiful over time or, if chosen poorly, creating ongoing frustration.

That's why selecting the right materials is just as important as selecting the right people to supply them. All Natural Stone brings more than 25 years of industry expertise, offering a carefully curated collection of premium natural stone slabs, porcelain, terrazzo, designer tile, and innovative surfaces across its Bay Area showrooms.

What I appreciate most is the way they work directly with clients. Their showrooms in Burlingame, San Jose, Berkeley, and Dublin give people the opportunity to spend time with the materials, compare options in person, and make decisions with confidence. That combination of product knowledge, thoughtful guidance, and genuine client service is exactly what I look for in a vendor relationship.

The relationships an architect brings to a project are an important part of what makes building a home feel supported rather than overwhelming. They may not appear as a line item in a budget, but their value is reflected throughout the finished home—in the details that came together seamlessly, the decisions that were made with confidence, and the moments when the right person knew exactly what to do.

That's what a trusted vendor network provides. It's built on experience, shared standards, and people who genuinely care about delivering the best outcome. And in my experience, it makes all the difference.
